Project Manager, Controls

Location: San Jose, CA

Therma LLC has an immediate need for a Project Manager in the HVAC Controls department located in San Jose, CA. The Controls Project Manager will be responsible for both pre- and post-sale functions. This person will assist the sales team in developing a scope of work and estimating the costs associated with a project. Post sale, they will coordinate the planning, installation, programming and commission of control systems.

Essential Duties and Responsibilities:

  • Provide presale support to the sales team for estimating cost of projects along with generating a detailed scope of work.
  • Manage the overall operations of the contract, including the performance of daily operations, scheduled installations and administration of subcontracts.
  • Prepare project financial forecasts and attend project review meetings. Ensure that the contract is managed in a manner that meets all contractual requirements and Therma LLC financial goals.
  • Evaluate and insure the efficient operation of the project, controlling operational expenses at a minimum level that is consistent with sound maintenance practices and contractual requirements.
  • Understand, evaluate and direct schematic design elements relevant to project specific work.
  • Provide administrative and technical direction and supervision to staff in completing work assignments.
  • Coordinate purchase of necessary supplies, equipment and services from appropriate sources.
  • Maintain liaison with architects, engineers and contractors/subcontractors engaged in plant expansion, renovation, or other major projects.
  • Maintain sufficient records, files, controls and procedures to ensure management and work production.
  • Maintain a strong safety program.
  • Understand and identify contractual scope of work.
  • Ensure proper record-keeping and documentation of installation by field personnel.
  • Prepare and provide customers with required closeout documents.


  • Ability to plan, organize, coordinate, direct, and control all aspects of project activities.
  • Ability to work with the customer to find mutually satisfactory solutions to difficult issues.
  • Ability to work with all levels of management and non-management personnel.
  • Basic knowledge of office administration, project management, reporting, budgeting, budget control, business operations, blueprints, buildings, equipment, housekeeping, construction, purchasing, inventory control, and safety management.
  • A minimum of four years of relevant experience, with at least two years as an automation technician.
  • Bachelor’s degree in Engineering, Construction Management or Business Management is preferred, or equivalent field experience.
  • Working knowledge of at least one HVAC controls system (preferably Distech Controls with Niagara experience).
  • Knowledge of mechanical systems.
  • Ability to interface with customers and contractors at a supervisory and management level.
  • Excellent verbal and written communication skills.
  • Ability to organize and lead a group of people.
  • Strong experience with Windows and MS Office.
  • Must possess valid driver’s license with clean DMV record to operate a company vehicle.
